Have you heard residents speculate what could be happening to Hawk Hill, the current site of AT&T Field that will soon be demolished? We now have a vision to share with you all.

The 7.5-acre site that has been home to the Chattanooga Lookouts since 2000 will be repurchased by River City Co. once the team moves to the South Broad Stadium + demolition is complete. While there isn’t a timeline set in stone for redevelopment, a concept has been drafted based on:

  • Community input gathered in spring 2023
  • A downtown real estate market analysis
  • Urban planning

Note: The redevelopment will be 13 acres, encompassing adjacent parking lots + the lot behind the Creative Discovery Museum.

Renderings showing the future of Hawk Hill, a new urban neighborhood complete with residential buildings, storefronts, a park, restaurants, and more.

Imagine a new downtown area where hillside living is possible + a space for residents and visitors alike to spend their days.

Building a mixed-use urban neighborhood

  • Housing | Variety of properties for multi-family and single units, student housing, etc. — think: A scale ranging from market-value prices to workforce + affordable housing models.
  • Lifestyle | A selection of restaurants, nightlife opportunities, a hotel, public workspaces + storefronts.
  • Outdoors | An urban staircase accessible from the Chattanooga Green (with a lift component for ADA accommodations), trails and connectors to walkways + a 0.25-acre park.
  • Parking | A proposed one-deck underground parking below the park for residents and the public, townhouses with garages, a parking garage + street parking.

  • “By having a neighborhood looking at Walnut Hill, we will have more residents waking up in our district each day, they’re going to dine in our restaurants [...], but most importantly that Hawk Hill will be available for everyone.” — Jonathan Armstrong of Riverfront Partnership
  • “It’s also an incredible opportunity to help solve our housing crisis [...], this is all green field opportunity for both new housing, new commercial opportunities, and a whole host of amenities that will make sure our downtown is vibrant and economically relevant.” — Chattanooga Mayor Tim Kelly
