Master plans revealed for renovations of Finley Stadium

In a project titled Finley Stadium 2.0, the Stadium Corp. plans to give this beloved facility a fresh major upgrade.

Move over Finley Stadium — our eyes are set on Finley Stadium 2.0. We’re here to give you a first look at the Stadium Corp.'s master plan to update the 28-year-old site.

The plan is split up into a comprehensive study of six areas:
Main Street frontage
Potential capacity for two four-story mixed-use buildings with parking garages bringing:

  • 22,000 sqft of retail space
  • Total of 57 1-2 bedroom units
  • 204 new parking spaces provided (with the removal of 120 current spaces for the development)

New park connection
An extension of the First Horizon Pavilion’s floor level would remove low walls for better access + connect proposed greenways — with hopes to bring activation like:

  • BYOS(kates) rollerskating loop
  • Retractable basketball hoops
  • Removable pickleball nets

The removed parking would be added back to Parkway Tower.

Indoor/outdoor restaurant
By using allocated space around the pavilion (taking over 2,925 sqft in patio coverage), this area would have a:

  • 1,085-sqft kitchen
  • 1,685 sqft of indoor/outdoor space with garage windows
  • Better connection by eliminating a wing wall

The master planning process is being supported by investments from the Lyndhurst, Benwood + Bobby Stone Foundations.

West stadium renovation
This side of the stadium will expand over 6,000 sqft to bring an open pavilion + two 690-sqft support spaces. What’s going in all of that added area?

  • Upgraded locker rooms with team-specific facilities
  • Built-in concert infrastructure (reducing promoter expense + increasing capacity)
  • New plaza with food + beverage activation — linking the pavilion and stadium

Parkway Tower renovation
The historic tower will get a restoration + ground-floor addition that could be:

  • 4,890-sqft commercial area on the ground floor
  • Six 2-bedroom lofts or 10,000 sqft of office spaces
  • 44 new parking spaces provided (with the loss of 12 current spaces for the park connection)

20th Street connection
The stadium is working with the city to explore a road diet study, narrowing unnecessary vehicle lanes to accommodate:

  • Doubling sidewalks’ width + planting trees
  • Parking lanes on each side
  • Added traffic signals + zebra striping
  • And more

Nationally renowned urban design + sports architecture firm HKS, with local partner Tinker Ma will begin the design process in July. This phase is projected to be complete by the end of the year.
